122 lot subdivision, Leppinton

The Hulls Road subdivision project involved the delivery of all civil infrastructure required to transform a greenfield site into a fully serviced residential community. The scope included demolition, bulk earthworks, retaining walls, stormwater drainage, construction of a bioretention basin, roadworks, landscaping, and associated services to support future residential development.

A key requirement of the project was the upgrade and reconstruction of roads surrounding the subdivision to provide safe access and accommodate future traffic demands. This presented a significant challenge, as works had to be completed while maintaining traffic flow and access for local residents. Through detailed staging and traffic management planning, the team successfully delivered the road upgrades while minimising disruption to the community.

Additional challenges included working in close proximity to existing residential properties and constructing infrastructure within a Transgrid easement. These constraints required careful planning, stakeholder engagement, and strict compliance with environmental and safety requirements. Close coordination with residents and authorities ensured works were completed safely and efficiently while maintaining positive community relations.

The completed project delivered 122 fully serviced residential lots, a new internal road network, upgraded surrounding roads, effective stormwater management infrastructure, and quality landscaping outcomes. Through proactive planning and collaborative project delivery, the development was completed to meet the client’s objectives while overcoming complex construction and stakeholder management challenges.
