51 Lot subdivision, Spring Farm

The 215 Macarthur Road project involved the delivery of a 51-lot residential subdivision, transforming an undeveloped site into a fully serviced residential community. The scope of works included demolition of existing site infrastructure, bulk earthworks, construction of stormwater drainage networks and a stormwater detention basin, roadworks, retaining walls, landscaping, and associated civil infrastructure required to service the new allotments. 

A key component of the project was the upgrade of surrounding road networks to accommodate the increased traffic demands generated by the development. These works required careful staging and traffic management to minimise disruption to motorists and local residents, while maintaining safe access throughout construction. 

The project was located adjacent to Spring Farm Public School, creating additional logistical and safety challenges. Construction activities were planned around school operating hours where practical, with enhanced traffic control measures, pedestrian management strategies, and stakeholder communication implemented to ensure the safety of students, parents, and staff. 

The site also presented significant geotechnical challenges due to the presence of loose sandy fill across large areas of the development footprint. Extensive geotechnical investigation, earthworks management, and ground improvement measures were required to achieve suitable founding conditions for roads, retaining structures, and underground services. Close collaboration between the project team, geotechnical consultants, and designers was essential to manage ground stability risks and maintain construction progress. 

Despite these challenges, the project successfully delivered a high-quality residential subdivision complete with essential civil infrastructure, improved surrounding road networks, and landscaped public areas, providing a well-connected and sustainable community for future residents.
